The formula
Roof area = house footprint x pitch multiplier x 1.10 overhang factor; Cost = roof area x material rate + tear-off + permit
Roofers price in squares. One square is 100 square feet of roof area — not floor area. A steeper roof covers more surface for the same footprint, which is why pitch matters so much.
Worked example
A 2,000 sq ft single-story home with a 6:12 pitch has roughly 2,464 sq ft of roof, or about 24.6 squares. At $9 per square foot for architectural shingles, that is about $22,000 before tear-off credits and permit fees.
